Who We Help

Written for the people deciding the outcome

Whether you are going through a divorce or representing someone who is, the appraisal needs to be accurate, neutral, and able to stand up to questions.

For spouses

Know what the house is really worth

A fair split starts with a fair number. We explain the process in plain language and answer your questions along the way.

  • An independent value, not an online estimate or a listing agent's opinion
  • Useful for a buyout, a refinance, or a sale and split of proceeds
  • The same report and the same value no matter which spouse orders it
  • Kept confidential under the appraiser's ethics rules (USPAP)
For family law attorneys & mediators

A report built to be relied on

Robert has worked with family law firms, accountants, and mediators across Southern California.

  • Court-ready, USPAP-compliant narrative with supported adjustments
  • Current or retrospective value as of the date you specify
  • Review of the opposing side's appraisal by an AI-RRS designated reviewer
  • Available as an expert witness for deposition or trial
Credentials

In a contested divorce, the appraiser's credentials matter

Any licensed appraiser can value a home. When the value is disputed, the court and the other side will look closely at who prepared the report and how. Robert holds two of the Appraisal Institute's designations, earned through advanced coursework, peer-reviewed work, and years of experience.

Robert Howlett SRA, AI-RRS
SRA

Senior Residential Appraiser

The Appraisal Institute's residential designation. It signals training and standards well beyond the state license, which gives a report more weight under cross-examination.

AI-RRS

Residential Review Specialist

Specialized training in reviewing other appraisals. When each spouse has a different number, Robert can identify errors, bias, and unsupported adjustments in the opposing report.

CA Cert.

Certified Residential Appraiser

Licensed by the California Bureau of Real Estate Appraisers (BREA).

Valuation Dates

The right value, as of the right date

Divorce cases often need a value as of a specific date. Your attorney will tell you which date applies; we can appraise as of any of them.

As of today

Current market value

The home's value now, based on a full inspection and recent comparable sales. Common for buyouts, refinancing, and settlement talks.

As of a past date

Retrospective appraisal

The home's value on an earlier date, such as the date of separation or the filing date, using the sales and market conditions from that time.

Second opinion

Appraisal review

A formal review of an appraisal the other side has submitted, testing its comparables, adjustments, and conclusions.

Additional Service

Expert Witness Testimony

If the value goes to court, the appraiser who wrote the report should be the one to defend it. Robert can take your case from the first inspection through deposition and trial.

  • One expert from start to finish

The appraiser who inspected the home and wrote the report is the one who testifies, so there is no hand-off and no gap in knowledge.

  • Clear explanations for the court

Robert explains comparable sales, adjustments, and market conditions in plain language a judge can follow.

  • Credentials that hold up under cross-examination

The SRA and AI-RRS designations and 25 years of experience make it harder for opposing counsel to challenge his qualifications.

  • Rebuttal of the other side's appraisal

As a review specialist, Robert can point out the weaknesses in an opposing report and testify to them.

  • Support for counsel before trial

He can help your attorney understand the valuation issues and prepare questions for the opposing appraiser.

Save Money

A trustworthy appraisal can save you thousands of dollars, and a defensible one can save the cost of fighting over the number.

Avoid Confusion

We walk you through the appraisal and make sure all of your questions are answered.

Stress-Free Process

We keep it efficient and transparent during a difficult time, with clear communication from scheduling to final report.

How It Works

Three steps to a court-ready report

  1. Get in touch

Call, text, or request a free quote. Tell us the property, the purpose, and any valuation date your attorney has specified.

  2. Property evaluation

Robert inspects the home, notes improvements and condition, and analyzes the local market and comparable sales.

  3. Receive your report

You get a detailed, USPAP-compliant report, typically within about 3 days of the inspection, ready for negotiation, mediation, or court.

Common Questions

Divorce appraisal FAQs

Who can order the appraisal?

Either spouse, both spouses together, or an attorney or mediator on their behalf. The appraisal is independent, so the value does not depend on who orders or pays for it.

Can you value the home as of the date of separation?

Yes. A retrospective appraisal estimates the value as of a past date, using comparable sales and market conditions from that time. Your attorney can confirm which date your case requires.

How long does it take?

Typically about 3 days from inspection to completed report. Rush service of 1 to 2 days is available, depending on the type of report.

Will you testify in court?

Yes. Robert provides expert witness testimony and can explain and defend his appraisal at deposition or trial.

My spouse already has an appraisal. Can you review it?

Yes. As an AI-RRS designated review specialist, Robert can review another appraiser's report for errors, unsupported adjustments, and weak comparables.
